The buying process, step by step

Work out your budget

Before you start viewing properties, get a clear picture of what you can afford. Factor in your deposit, mortgage repayments, solicitor fees, survey costs, and stamp duty. Our calculator below will help with the stamp duty part.

Get a mortgage in principle

A mortgage in principle (MIP) shows sellers you're serious and gives you a clear borrowing limit. Speak to a mortgage broker or your bank to get one — it usually takes less than an hour and doesn't affect your credit score.

Find your property

Top tips for first-time buyers

Save as big a deposit as you can

A larger deposit means a lower loan-to-value ratio, which usually gets you a better mortgage rate and lower monthly payments.

Check your credit score early

Lenders will check your credit history. Get a free credit report from Experian or Equifax and fix any issues before you apply for a mortgage.

Don't forget the extra costs

Budget for solicitor fees (£1,000–£2,000), survey costs (£400–£1,500), mortgage arrangement fees, and removal costs on top of your deposit and stamp duty.

Get a proper survey done

A homebuyer's survey can reveal hidden problems that could cost thousands to fix. It's worth the investment — especially on older properties.
