Staying compliant as a landlord
UK landlord legislation has changed significantly in recent years. Here's a summary of the key requirements we help you manage:
Gas Safety Certificate
Required annually. A Gas Safe registered engineer must inspect all gas appliances.
Electrical Installation Condition Report (EICR)
Required every 5 years for all rental properties in England.
Energy Performance Certificate (EPC)
Properties must have an EPC rating of E or above to be legally let.
Deposit Protection
All deposits must be registered with a government-approved scheme within 30 days.
Right to Rent Checks
Landlords must verify that all adult tenants have the legal right to rent in England.
Smoke & Carbon Monoxide Alarms
Smoke alarms on every floor and CO alarms in rooms with solid fuel appliances are legally required.
